Useful answers, before you call.
Straightforward answers about service areas, quotes, maintenance, and what to do when something goes wrong.

Do you serve both Houston and Dallas?
Yes. M&S Mechanical has a Houston team (713-489-3823) and a Dallas team ((972) 399-9291). The Houston team covers Houston and nearby communities such as Katy, Spring, Sugar Land, The Woodlands and Pearland; the Dallas team covers Dallas and nearby communities such as Plano, Frisco, Richardson, Arlington and Fort Worth. See Houston HVAC, Dallas HVAC or the full Service Areas list.
Can I request a quote online?
Yes. Use the quote form to tell us the service you need, your market (Houston or Dallas) and what your system is doing. Pricing is flat-rate, and you approve the price before any work begins.
What should I do if my AC stops working?
First check that the thermostat is set to cool and has power, that the breaker hasn't tripped and that the air filter isn't clogged. If you see ice on the refrigerant lines or the indoor coil, turn the system off and let it thaw — running a frozen system can damage the compressor. If it still won't cool, call your local team: same-day emergency service is available.
Do you work with homes and businesses?
Yes. We handle residential and commercial HVAC service in both markets. When you call or request a quote, tell us the type and size of the space so the right visit is scheduled.
How quickly can I get help?
Regular appointments are usually available the same week, and same-day emergency service is available when your heating or cooling is down. Our dispatch line answers calls at night and on Sundays. Call Houston at 713-489-3823 or Dallas at (972) 399-9291 for current availability.
How often should I schedule HVAC maintenance?
We recommend two visits a year: the air conditioning in spring, before the heaviest cooling months, and the heating system in fall, before cold weather. To set up regular visits, send us a request and we'll send you the details by email and text message. Between visits, check the air filter monthly and keep the outdoor unit clear of leaves and grass.
How do I compare repair with replacement?
Look at the system's age, how often it needs repairs, energy bills and comfort. As a general guide, a system older than 12–15 years, repairs that keep adding up, rising bills despite maintenance or a unit that still uses R-22 refrigerant are signs that replacement may be the better value. A technician can walk you through both options, with a flat-rate price for each, before you decide.
How do I know if I need AC repair or replacement?
Warm or weak airflow, short-cycling, unusual noises, water leaks or ice on the lines usually point to a repair. Frequent breakdowns, a system older than 12–15 years, R-22 refrigerant or rooms that never get comfortable point toward replacement. We diagnose the actual cause first, so you're not paying for guesses either way.
What HVAC services do you offer?
Air conditioning repair, heating and furnace repair, HVAC installation and replacement (AC, furnaces, heat pumps and ductless mini-splits), seasonal maintenance and indoor air quality service, for homes and businesses in the Houston and Dallas areas. See all services.
Do you repair furnaces and heat pumps?
Yes. We work on every type of heating equipment: gas and electric furnaces, heat pumps, oil-burning systems and more. A fall tune-up is the easiest way to avoid a no-heat call on the first cold night.
Which equipment brands do you work on?
All of them. We repair, maintain and install every make and model, and we can source equipment from any manufacturer. Brands we work on include Amana, American Standard, Armstrong Air, Bosch, Bryant, Carrier, Coleman, Comfortmaker, Daikin, Day & Night, Ducane, Friedrich, Frigidaire, Fujitsu, Goodman, Gree, Heil, Lennox, LG, Luxaire, Maytag, Midea, Mitsubishi Electric, MrCool, Payne, Rheem, Ruud, Samsung, Tempstar, Trane, Westinghouse and York — and any other brand. New equipment comes with the manufacturer's warranty; coverage depends on the brand and model.
What guarantee or warranty comes with your work?
Our work is backed by a lifetime workmanship guarantee and a 100% satisfaction guarantee. Warranty terms depend on the service performed and the equipment involved, so ask us which terms apply to your job.
Are you licensed and insured?
Yes. M&S Mechanical is licensed in Texas (TACLA41086E) and insured.
How long has M&S Mechanical been in business?
M&S Mechanical is a family-owned and family-operated company that has been in business for 53 years, bringing 53 years of experience to every visit. Learn more on Who We Are.
